Description
The Assistant Vice President of Store Real Estate, Development & Facilities provides strategic team leadership for SalonCentric store planning and design needs for the portfolio of over 630 stores nationally, oversees the conversion of over 200 franchise stores to SalonCentric retail branding. Leads the daily operations and strategy for the annual store development budget inclusive of real estate management, as well as repair & maintenance of over 2,600 L'Oreal USA retail stores and counters nationwide. Provides functional and technical expertise and leadership for cross-department collaboration in support of retail development needs.
Job Responsibilities
Real Estate
- Develop a vision and long-term plan to support the overall store development function, maintaining a strategic approach, developing innovative processes to sustain and improve effectiveness and efficiencies and establish KPI's to support these improvements
- Develop and implement market strategies nationally to ensure that SalonCentric is the market leader
- Create and manage demographics and sales forecasts to ensure viable market entries that will meet the SalonCentric's return on investment requirements
- Create and manage sales forecasting and cannibalization analysis for new sites, including the process behind the sales forecasting methodology, as well as Pro forma P&L and investment analysis for prospective sites, including validating the assumptions behind the pro forma model
- Develop a strategic comprehensive market planning process with operational support
- Monitor and report on existing competition growth strategies and provide recommendations for new sites based on competitive strategies
- Directly identify and apply innovative best practices and industry benchmarking for real estate strategy, across the entire team to ensure the team is best in class
- Lead committee of the entire fleet's lease renewals in partnership with real estate brokerage firm
- Manage relationship with Landlords including but not limited to security, payments, account audits and financial information
Store Development
- Create and manage development strategy with responsibility of +$10m budget, project schedules, progress, and costs to ensure all projects are completed on time and to established expectations.
- Develop actionable real estate strategy for all existing stores, including but not limited to relocations, expansions, remodels, and rebranding
- Develop and manage national vendor, leasing, and landlord relationships; negotiate all proposals to ensure best pricing and identify cost saving measures
- Responsible for leadership, coordination and high-level communication with all partners involved in the store development process, including real estate, legal, construction, visual merchandising, finance, store operations, IT, security and landlords and vendors
- Site visits, as needed, to monitor construction, remodel, relocations, and rebranding progress
- Support store department initiatives for both existing and proposed store concepts
Repair & Maintenance (Facilities)
- Develop strategy and standard operating procedures for preventative maintenance programs for critical building systems and equipment, ensuring strategy is aligned with LUSA protocols and cost effectiveness for over 2,600 retail stores and counters nationwide
- Manage partnership with L'Oreal USA Brands to review opportunities and budget
- Negotiate and manage facilities maintenance service contracts and vendor management renewals
- Manage relationship with Facilities vendor and monitor metrics (FEXA)
National Operating Center (NOC)
- Oversees management of NOC facilities, including but not limited to budget, personnel, EHS, security, Business continuity plan (BCP), among other projects.
Additional Responsibilities
- Responsible for the development of Store Development Project Managers, Real Estate team, as well as Repair & Maintenance team to ensure department goals are met
- Management of Capital budget for the Store Organization
- Partnership with Finance to budget and monitor all Capital expenses and audit process
Experience, Competencies and Physical Requirements
- Bachelor's degree or equivalent work experience is required.
- Minimum of five years of leadership experience, coupled with 5-7 years of experience in store development/construction management (retail experience preferred) and financial planning/market analysis.
- Communication & Interpersonal Skills: Possesses exceptional communication skills, both written and verbal, coupled with excellent presentation abilities. Cultivates strong relationships across all organizational levels, demonstrating professionalism and sound judgment, especially when interacting with senior management. Maintains strict confidentiality in all matters.
- Technical Proficiency: Demonstrates advanced proficiency in Microsoft Office Suite and comfort troubleshooting common technology issues. Experience with FEXA or similar repair & maintenance software is a plus.
- Project Management & Organizational Abilities: A highly organized and proactive project manager with meticulous attention to detail, ensuring accuracy in all work products, even within a demanding environment. Demonstrates a proven ability to juggle multiple priorities, anticipate needs, and proactively initiate and complete projects with masterful follow-up. Adaptable to last-minute changes and comfortable managing competing demands.
- Problem-Solving & Critical Thinking: Exhibits excellent problem-solving skills and consistently exercises sound judgment. Able to retain confidential and sensitive information.
- Must be able to travel up to 30% of the time, including weekends, as required by business needs.
- Able to sit and use standard office equipment (phone, computer, etc.) for more than 80% of the workday.
