Summary of Job Description:
The Design Manager is responsible for creating store designs for a regional market consistent with the company's brand standards while adhering to cost, schedule, and operational requirements. This position manages 40-50 projects. The Design Manager manages consultants and coordinates with in-house Real Estate, Project Managers, and Operations on the planning and production process of creating high quality site plan layouts and civil drawings that conform to Panda standards. This position may handle all remodels rather than new store design.
You'll get a chance to:
- Create store design (or remodel) that meet company standards within a regional market.
- Manage 35 – 45 projects annually.
- Present at Pre-RESAC and RESAC for committee approval.
- Work with OPS on layout and design intent.
- Coordinate with PMs and consultants to ensure proper execution of design intent and end in mind.
- Review due diligence information from Real Estate Managers as the basis for developing preliminary design, such as floor plans and site plan evaluations.
- Provide preliminary site layout from prototypes to site-specific projects for landlord and Operation team approval.
- Coordinate with consultants and Real Estate Managers to develop preliminary planning submittal packages for city review and approval.
- Hire and supervise outside consultant work in terms of cost and quality.
- Approve all invoices at due diligence phase prior to RESAC approval (part A).
- Coordinate with end in mind to manage design intent.
- Monitor the accuracy and schedules on consultant production of construction drawings.
- Review and approve Civil, Structural, Mechanical, Electrical, and Plumbing drawings.
- Obtain approval of preliminary design from Leadership, Operations, regulatory agencies, and landlords.
- Coordinate conceptual design packages for city review and approval in coordination with consultants and Real Estate Managers.

Your background and experience:
- Bachelor's degree in Design, Architecture, or Civil Engineering or related field required
- Minimum five years of architectural and construction experience, including design management experience in a retail/hospitality environment
- Successful completion of initial and periodically required trainings.
- Obtaining a valid Food Handler's Card within 30 days of employment is a requirement of this position.
Pay Range: M2: $112,500 - $158,000 / Annual
* Within the range, individual pay is determined using various factors, including work location and experience.

ADA Statement:
While performing duties, counter areas are often hot with steam from steam table and food vapors. Workspace is restricted and employees are generally expected to remain standing for long periods of time. Employees must prepare hot and cold foods, use Chinese cook knife and other kitchen equipment and work quickly without losing accuracy. Employees must be able to lift up to 50 lbs., stand up to four hours and reach across counter tops measured at 36 inches to serve customers. Kitchens are hot and noise levels are usually high; storage space is limited and shelving is high. Employees must be able to work in a fast-paced work environment, have effective verbal communication skills, ability to adapt to a dynamic environment with changing priorities, and the ability to manage conflicts/difficult situations.
