After successful completion of the probationary period, employee will receive off probation wage increase.
Summary:
Monitor tenant accounts to identify compliance issues, enforcement of rental agreement and program rules, and working with tenant to cure noncompliance to avoid rental agreement termination whenever possible. Participate in developing Standard Operating Procedures defining CHD's and tenant's responsibilities. Prepare tenant cases for potential Oneida Judiciary hearings and attend hearings as needed.
Responsibilities:
* Monitor tenant accounts to identify outstanding debts. a. Review payments owed to CHD for rent, damages, and other charges. b. Pursue payment for unpaid balances owed to CHD. c. Provide notice to tenants for unpaid balances and cure options. d. Issue further warnings and/or notices as applicable.
* Identify compliance issues that require follow-up or investigation. a. Adherence with CHD Rental Agreement, applicable rental program rules, Oneida Nation laws, and infringement of health & safety of CHD tenants and/or neighborhoods.
* Work collaboratively with Senior Affordable Housing Compliance Specialist in rental agreement and compliance to include must not limited to: a. Adherence with CHD Rental Agreement. b. CHD Rental Program Rules. c. Oneida Nation Laws. d. Eviction and Termination processes. e. Documenting Case Notes. f. Preparation for Court Cases.
* Meet with tenants related to compliance concerns, discuss options.
* Execute account terminations and evictions in accordance with applicable rental program rules and Oneida Nation Landlord Tenant Law, and Eviction and Termination Law.
* Maintain tenant files and physical rental inventory data, Rental Unit Catalog, and provide reports as needed.
* Visiting properties and working collaboratively with Tenant Support Specialist, Tribal Sanitarian, Zoning Inspector, and other tribal and non-tribal entities as unsafe and unhealthy housekeeping concerns arise with tenants, seeking cures, and following through with compliance enforcement as applicable.
* Work collaboratively with Tenant Support Specialist as tenant cases involving death, domestic concerns, unsafe living conditions, and other scenarios of trauma and/or risk may require referrals to Child Protective Services, Indian Child Welfare, Adult Protective Services, etc.
* Work collaboratively with Resident Services Specialist and Area Manager to develop Standard Operating Procedures.
* Participate in policy and procedure development.

Must pass a pre-employment drug screen and adhere to the Nation Drug and Alcohol-Free Workplace Policy.
A Tuberculosis (TB) Screening and/or a 2 step TB Skin Test is required within thirty (30) days of employment.
Must provide a copy of diploma/degree, license, or certification upon employment.
