How You Will Impact Education
Instruction/Education Responsibilities
- Will report to the owner and/or his corporate facilities department.
- Supervises all day-to-day operations including Assistant and subcontractors from time to time.
- Ranch is maintained at a high level of safety and security. Ensure facilities are well maintained and repairs are completed on a timely basis. Keep livestock and grounds in excellent shape.
- Owner and/or corporate facilities personnel will assess the effectiveness with respect to the performance of specific responsibilities.
Supervise Maintenance Operations
- Facilitate and monitor the following areas of repair:
- Fire Inspection Issues; exit sign light repairs; battery replacement for backup lighting; door and hardware adjustments & repair; key and key control assistance; electrical repairs, minor moves, adds, and changes, small wiring projects, & low voltage; appliance repairs; banner and sign installations.
- HVAC minor moves, add, and changes, a/c filter changes; drywall repairs; minor carpentry; moving books, files, boxes, classroom furniture; replacing light bulbs, ballasts & fixtures; painting projects, grounds repairs; equipment audits, building inspections; safety issues, repairs; small landscaping projects; additional items as they arise.
- Manage Contractors (General contractors, plumbers, electricians, A/C replacements, locksmiths, fencing, site work, v/d, alarm & security systems, roofers, etc.)
- Identify & isolate larger problems, meet with contractors, obtain bids.
- Oversight of special projects, facilitate and troubleshoot ongoing construction and maintenance issues.
Security & Safety of Facilities & Property
- Monitor all cameras on property.
- Responsible to be the primary person on call for all emergencies including security monitoring calls, fire, storm, and any other incident deemed an emergency.
- Responsible for providing security services for the entire property including all equipment and items on the property.
- Responsible for securing the property and premises 24/7.
- Ensure adherence to OSHA and maximum safety procedures.
Financial Oversight
- Supervise all personnel assigned to their responsibility.
- Monitoring of time and materials, scheduling and tracking of all maintenance related issues and repairs. Direct oversight of all repairs, maintenance and special project analysis, and decisions.
- Inspect the property weekly, monthly, and annually while providing reports on the condition of the property. Maintain a log of all inspections.
- Is responsible to obtain proper training for all tasks to ensure a high level of quality.
- Assist in building and implementing budgets for operations.
- Track and report status of open projects. Provide historical data for analyzing trends.
- Track time, mileage, materials, tools. Keeping a detailed inventory of all tools and equipment. Report due annually.
- Monitor and create estimates, schedules, and timelines for new and existing project deliverables.
Preventative Maintenance
- Create and build preventative maintenance processes and monitoring systems for extended life of facility related components.
- Document PM Services electronically and printed version in organized folders
- Develop scope of work, solicit bids, award contracts, supervise agreements and keep detailed records for all PM Services.
Assistant/Housekeeper/Cook
- Housekeeping duties
- Laundry duties
- Prepare various meals for family & guests
- Assist with various duties as needed
- Assist in shopping for miscellaneous items
General Duties
- Care taker for all animals (horses/dogs) living on premises including feeding, exercising, boarding and any other necessary duty to keep the animals in good health.
- Haul any vehicles on various trailers for repairs and maintenance and/or oversee or support such on site.
- Drive to various locations for errands directed by Supervisors.
- Travel within the state as the job dictates.
- Participate, successfully, in the training programs offered to increase the individual's skill and proficiency related to the assignments.
- Perform other duties as delegated by owner and/or corporate facilities personnel
Required Qualifications and Skills
- Education -- Must speak English and be computer literate.
- Experience -- Facilities related maintenance and/or ranch experience. Former military, police, or fire-fighter experience welcome.
- Special Qualifications --Must possess the following knowledge, skills, and abilities:
- Knowledge of construction trades and facilities maintenance requirements including ability to understand, communicate, and deal effectively with vendors and contractors.
- Supervisory experience in leading work crews and direct oversight of technicians. Ability to provide maintenance and repair management of multiple locations.
- Basic knowledge and experience in reading and understanding building plans and blueprints.
- Excellent administrative and organizational skills, good communication, basic writing, and documentation abilities.
- Strong time management & organizational skills and the ability to prioritize wisely.
- Computer knowledge and experience with all Microsoft Office software, ability to manage online documentation of service requests, utilize time and material tracking programs.
