The Real Estate Branch manages a diverse portfolio of owned and leased properties, ensuring the City's real estate assets are effectively utilized. Property Managers in this branch handle complex, high-value properties and resolve challenging situations, including defaults and terminations. They have decision-making authority within their delegated responsibilities and oversee property information systems, financial management, and analysis. These managers also provide guidance and supervision to junior staff. Their work supports the City Council's vision by integrating corporate interests and optimizing real estate assets.

What will you do?

  • Expert in lease agreements, ensuring compliance by tenants and landlords, and protecting the municipality's interests. This includes interpretation, enforcement, and new acquisition setup
  • Oversees day-to-day property operations (maintenance, security, tenant communication) and conducts regular inspections to ensure lease compliance and property condition
  • Manages financial aspects of the property portfolio, including rent collection, budget tracking, expense monitoring, and accounts receivable
  • Prepares financial reports and analyzes operating costs
  • Identifies the need for building projects, manages project scope, budget, and schedule, and coordinates with stakeholders for successful completion.
  • Manages a diverse portfolio of properties, including high-value, high-risk, and high-profile assets, handling complex situations, defaults, and terminations
  • Develops legal documents, understands legal terminology, and ensures compliance with relevant legislation (e.g., Municipal Government Act)
  • Negotiates agreements related to property, including access, easements, and subleases/licenses
  • Consults and collaborates with internal and external stakeholders, including municipal departments, tenants, and private sector entities
  • Maintains accurate property records in various databases, including tenant information, lease details, and financial data
  • Identifies and mitigates risks related to property management, including lease compliance, financial performance, and safety hazards
  • Other duties as assigned to you
