POSITION PURPOSE

 

Manages and directs the day-to-day activities of store leasing for Real Estate department. This position is responsible for all leasing functions for TCC areas including, but not limited to: reviewing and negotiating leases, renewals, assignments, lease terminations, as well as leasing communication with internal teams and vendors (Legal, Lease Administration, Construction, Finance, Marketing, field leadership, Maintenance, VZW field leadership, Real Estate brokers, and Landlords). Growth opportunities may exist for performing these services for additional business units within the parent company.

  ESSENTIAL DUTIES

 

  • Manage leasing transactions for TCC corporate stores such as LOI's, leases, lease amendments, notices, lease assignments, and lease terminations.
  • Research and evaluate current markets in which TCC has retail stores as well as look for development of new markets.
  • Communicate with landlords and property managers.
  • Maintain strong working relationships with field leaders to identify new markets for growth and review of current TCC store leases.
  • Manage real estate locations portfolio in online systems to provide visibility and approval to Verizon and internal departments.
  • Partner with cross functional teams (Construction, Legal, Real Estate Brokers, Maintenance, Operations, Sales, Finance, IT, Marketing, Lease Administration, Verizon field team)
  • Prepare and communicate leasing reports, status updates, and other leasing information needed by cross functional teams.
  • Process lease documents and communicate with Lease Administration on changes to portfolio.
  • Regularly review and update contracts, leases, and real estate related documents.

EDUCATION and/or EXPERIENCE 

  • A Bachelor's degree (B.A. / B.S.) in training or related field or the equivalent combination of education and experience is required. At least 3 years of related real estate or lease management experience is required.

LANGUAGE SKILLS:

  • Reads and interprets documents such as operating instructions and procedure manuals.  Routinely writes detailed reports and correspondence and responds to questions and/or complaints.  Routinely presents information and responds to questions from groups of managers (may include Top Management) clients, customers, and the general public

 

REASONING/PROBLEM SOLVING ABILITY:

  • Routinely analyzes and defines problems, establishes facts, and draws valid conclusions.  Able to deal with nonverbal symbolism (formulas, scientific equations, graphs, etc.). Able to interpret an extensive variety of technical instructions/information in mathematical or diagram form and deals with several abstract and non-concrete variables.

 

DECISION MAKING & IMPACT OF ERRORS 

  • Management – Makes decisions daily on use of resources, performance, and budgets and in support of the organization's strategic direction. Decisions could require additional expenditure of resources if not sound decisions. Decisions tend to be short term (one year to three years) and usually moderate to high cost.

Able to stand and/or walk over 35% of the time.

Able to sit within an office environment approximately 65% of the time.

  • Typically works in a general office environment.
  • Must be able to work in Fishers, IN on a hybrid schedule, at least 3 days a week. 

 

TRAVEL REQUIREMENTS

Travels up to 10% of the time, including overnight.
