Summary of Job Description:
The Design Project Manager is responsible for creating 25 – 30 site designs annually for a regional market consistent with CFT's overall strategic development goals, while adhering to cost, schedule and tenants' operational requirements. This position reviews and analyzes due diligence information as the basis for developing site plan design. The CFT Design Project Manager negotiates with tenants and jurisdiction to uphold CFT's development strategy and standards. This position manages the development process by working with consultants and coordinates with in-house Real Estate, Leasing, Construction Managers, and Operations on the real estate development process, as well as Tennant's Real Estate and Design Teams.
You'll get a chance to:
- Work with Panda Team, CFT Real Estate, and Tenants in creating 25 – 30 site designs annually for a regional market consistent with CFT's overall strategic development goals.
- Site designs must adhere to cost, schedule, and tenants' overall strategic development goals and operational requirements.
- Work with consultants directly in managing due diligence and entitlement process.
- Review due diligence information from Real Estate Managers as the basis for developing designs, such as floor plans and site plan evaluation for budget and proforma to meet development goals.
- Coordinate with consultants and Real Estate Managers to develop preliminary planning submittal packages for city pre-application meeting.
- Attend kickoff, round table and design committee meetings to gain alignment with all stakeholders, including Panda, CFT and tenants.
- Hire and supervise outside consultants' work in terms of cost and quality and approves all invoices at due diligences phase prior to RESAC approval.
- Monitor the accuracy and schedules on consultant's production of design drawings and presentation materials.
- Obtain approvals of preliminary designs from Leadership, Operations, and regulatory agencies.
- Produce design packages for city review and approval in coordination with consultants and Real Estate Managers.
- Present at Pre-RESAC and RESAC for committee approval. Works with Operations on layout and design intent and coordinates with Project Managers and consultants to ensure proper execution of design intent and end in mind.

Your background and experience:
- Bachelor's degree in Design, Architecture, or Civil Engineering or related field required
- Minimum five years of architectural and construction experience, with increasing design management experience in a retail/hospitality environment
- Successful completion of initial and periodically required trainings.
- Obtaining a valid Food Handler's Card within 30 days of employment is a requirement of this position.
Pay Range: M2: $112,500 - $158,000 / Annual
* Within the range, individual pay is determined using various factors, including work location and experience.

ADA Statement:
While performing duties, counter areas are often hot with steam from steam table and food vapors. Workspace is restricted and employees are generally expected to remain standing for long periods of time. Employees must prepare hot and cold foods, use Chinese cook knife and other kitchen equipment and work quickly without losing accuracy. Employees must be able to lift up to 50 lbs., stand up to four hours and reach across counter tops measured at 36 inches to serve customers. Kitchens are hot and noise levels are usually high; storage space is limited and shelving is high. Employees must be able to work in a fast-paced work environment, have effective verbal communication skills, ability to adapt to a dynamic environment with changing priorities, and the ability to manage conflicts/difficult situations.
