PURPOSE OF THIS POSITION
The purpose of this job position as the Independence House Supervisor of Facility Services is to develop, organize, implement and direct the day-to-day activities of the Facility Services Department at the Independence House facility, laundry, EVS and Transport. In addition to department operations, this position will coordinate information and recordkeeping to insure the department and associates adhere to the policies and procedures of Independence House ethical statement and resident rights. Reports to the Manager of Facility Services Long Term Care, and is also accountable to the Administrator of Independence House.
JOB DUTIES/RESPONSIBILITIES

- Duty 1: Maintains confidentiality to assure personnel and resident rights are respected.
- Duty 2: Adheres to and/or implements policies and procedures to ensure that departments and associates are compliant with all applicable regulatory agencies such as NFPA, OSHA, Ohio Department of Health and EPA.
- Duty 3: Assists the Administrator in maintaining current, accurate, and up-to-date inspection files required by governing agencies and BVHS Continuing Care Services.
- Duty 4: Conducts and supervises the Fire and Life Safety program including records, drills, evacuation and equipment.
- Duty 5: Supervises departmental quality, safety, budgeting and productivity to ensure continual improvement in department operations, costs, and services. This includes management and oversight of the preventative maintenance and daily work order programs.
- Duty 6: Oversees training requirements of the Independence House Facility Services department associates to ensure competency and continued development.
- Duty 7: Supervises and assists with maintenance of facility grounds, mechanical, electrical and plumbing systems to maintain a safe and compliant facility.
- Duty 8: Conducts periodic inspections of facility and grounds to evaluate condition and maintain a good working order.
- Duty 9: Schedules and oversees housekeeping and laundry services for the Independence House Facility.
- Duty 10: Supervises facility projects to determine best solution, project cost, and oversee implementation to ensure safe and efficient operations.
- Duty 11: Administers and monitors service contracts to ensure work is properly performed and payments are completed.
- Duty 12: Participates in IH team meetings
- Duty 13: Maintains ongoing relationships with building Administrator, as well as building departments/associates to create and foster a positive work environment, keep abreast of service needs/issues and collaborate problem solving.
- Duty 14: Maintains an On Call program to facilitate emergency maintenance needs.
REQUIRED QUALIFICATIONS
- Must possess, at a minimum, a high school diploma or G.E.D.
- Must be at least 18 years of age.
- Basic computer skills required.
- Demonstrated management skills.
- Must have 3 years supervisory experience in building operations including but not limited to heating, electrical, HVAC, and construction/building knowledge.
- Knowledge of building and safety requirements including NFPA, OSHA, Ohio Department of Health and EPA performance standards.
- Positive service-oriented interpersonal and communication skills required.
- A valid driver's license is required (if you do not have a valid Ohio driver's license you must obtain one within 30 days of your residency in the state). You must also meet BVHS's company fleet policy and insurance company requirements, and any other requirements that may be required to operate a vehicle.
PREFERRED QUALIFICATIONS
- Long Term Care/Health Care facility management experience
PHYSICAL DEMANDS
This position requires a full range of body motions with intermittent walking, lifting, bending, squatting, kneeling, twisting, and standing. The associate will be required to walk for up to one hour a day, sit for four to six hours a day and stand for one hour a day. The individual must be able to lift twenty to fifty pounds and reach work above the shoulders. The individual must have good eye-hand coordination and fine finger dexterity for simple grasping tasks. The individual must have excellent verbal communication skills to perform daily tasks. The associate must have corrected vision and hearing in the normal range.
