Kamehameha Schools is looking for an, Associate, Real Estate Investment to join a newly formed team of real estate investment professionals responsible for managing and maximizing the economic value of a subset of the KS Endowment's Hawai‘i commercial real estate assets, as well as sourcing and executing upon other direct real estate investment opportunities in the islands.

Our ideal candidate will have…

  • 5+ years of real estate investment experience, including production of sophisticated financial, market and other analyses needed to support complex investment transactions.
  • Understanding of real estate finance. (Advanced skills in Excel required. Argus experience is strongly preferred)
  • An entrepreneurial and intellectually curious mindset.
  • Real estate investment experience within Hawai'i a plus!

This position is based out of our Kaka'ako location.

Job Summary

The Associate, Real Estate Investment (ARE) will be a member of a newly formed team of real estate investment professionals responsible for managing and maximizing the economic value of a subset of the KS Endowment's Hawai‘i commercial real estate assets valued at ~$1.5 billion  as well as sourcing and executing upon other direct real estate investment opportunities in the islands. The ARE will work closely with the Managing Director, Director of Real Estate Investment and other team members to produce financial, market, and other analyses and manage various transaction processes to assist in executing approved strategies to create economic value through real estate investment.

Essential Responsibilities

Financial and Market Analysis

  • Perform financial and other analyses of potential dispositions, investments, or development/re-development opportunities f.

  • Conduct discounted cash flow and other valuation analyses, lease reviews, and market analyses.

  • Assess economic and demographic trends, competition, and counterparty issues to meet real estate, IMG, and KS goals.

Asset Management Support

  • Contribute to the development and implementation of asset plans to preserve and optimize the value of IMG Real Estate assets.

  • Assist in overseeing asset management, leasing, and other operational activities.

Capital Transactions Assistance

  • Support the execution of capital transactions, including underwriting, financing, sale, and closing transactions.

  • Work closely with third-party service providers such as lawyers, appraisers, architects, planners, and engineers to achieve objectives.

Financial Planning and Reporting

  • Conduct financial and sensitivity analyses for annual budgets and forecasts.

  • Ensure accurate and timely provision of property, portfolio, and transaction information for internal reporting.

  • Participate in planning, budgeting, and forecasting processes.

Collaboration and Relationship Management

  • Develop and maintain relationships with the brokerage community, real estate owners, developers, and JV partners inside and outside Hawai‘i.

  • Collaborates with ʻĀina Pauahi as requested  to capitalize on  investment opportunities in other KS Hawai'i real estate that would merit additional capital investment.

Minimum Qualifications

An equivalent combination of education and experience may be considered in lieu of the above.

  • Bachelor's degree in Real Estate, Finance, Business Administration, or a related field.

  • 5+ years of real estate investment experience, including leading the financial and due diligence analysis needed to support execution of complex sale, acquisition, partnership, and financing transactions.

  • Proven track record of underwriting and closing transactions across the real estate capital stack and risk spectrum, including opportunistic, value-add, and core profiles, as well as various forms of debt and equity.

  • Advanced financial modeling capabilities, including discounted cash flow and other valuation methodologies, partnership waterfalls, and various financing structures.

  • Proficiency in Excel.

  • Advanced written and oral communication skills, including the drafting and presentation of offering and investment committee approval memoranda and similar materials.

  • Ability to manage multiple tasks and effectively meet deadlines.

  • Strong team player with the ability to work independently and under pressure in an entrepreneurial environment.

  • Self-motivated, energetic, and positive attitude.

Preferred Qualifications

  • CFA or MBA designation.

  • Experience working directly with limited partners and other capital providers.

  • Expertise in Argus software.

  • Knowledge of relevant real estate data sources, including real estate investor and broker surveys, STAR reports, MLS databases, credit surveys, etc.

  • Established relationships with the brokerage community, real estate owners, developers, and JV partners inside and outside Hawai‘i.

Physical Requirements

  • Frequently sit, perform desk-based computer tasks and grasp light or fine manipulation, talk or hear.

  • Specific vision abilities required include close vision, peripheral vision and ability to adjust focus.

  • Occasionally stand and/or walk, write by hand, and lift and/or carry, push and/or pull objects that weigh up to 10 pounds.

  • Rarely twist, bend, stoop, squat, kneel, crawl, climb, reach or work above shoulder, or grasp forcefully.

Working Conditions

  • Work is conducted in an office environment and may require work to be conducted in non-standard workplaces.

  • Work is typically conducted Monday through Friday at normal business hours but evening and weekend hours are often required to meet goals and objectives.

$175,200.00 - $285,500.00
